Mentmore Towers, Batman Begins’ Wayne Manor in Buckinghamshire, could be seized as owners face deadline to repair crumbling mansion and conduct bat surveys to save historic property
The real-life Wayne Manor from Christopher Nolan’s Batman Begins, Mentmore Towers in Buckinghamshire, is at the centre of a preservation battle after the Grade I-listed mansion was served with a formal repairs notice. The property could ultimately face a compulsory purchase order if its owners fail to take action, while authorities have also required specialist bat surveys before restoration work can proceed.Mentmore Towers, the sprawling country house that doubled as Bruce Wayne’s iconic home in Batman Begins, has been described as being in “very bad” condition by Historic England. Buckinghamshire Council has now issued a listed-building repairs notice, saying the work is “reasonably necessary for the proper preservation” of the historic property.The notice comes amid concerns over the deterioration of the mansion, including its roofs, chimneys, rooflights, roof lanterns and leadwork. Photographs included in the notice reportedly show cracks in walls, broken windows and ivy-covered walls. During a visit to the property, officials also found evidence of bats, according to SWNS.
Batman’s Wayne Manor faces a preservation battle
Mentmore Towers was built between 1852 and 1854 for the Rothschild family and is considered the only major surviving work of architect Sir Joseph Paxton, who also designed London’s Crystal Palace.The mansion later gained global pop-culture recognition when it was used as Wayne Manor in Christopher Nolan’s Batman Begins. The property has also appeared in films including The Mummy Returns, Ali G Indahouse and Johnny English.Its cinematic history, however, has not prevented growing concerns about its physical condition.Buckinghamshire Council has ordered the owners to demonstrate that they are appointing a contractor with experience in repairing listed buildings. The authorities have also required three bat-emergence surveys to be completed by August 2027, along with any necessary Natural England licence and recommendations arising from the surveys.Once repair work begins, council and Historic England officers must also be permitted to inspect the property weekly.

The repairs notice represents a significant escalation in the long-running concerns surrounding Mentmore Towers.If the required action is not taken, Buckinghamshire Council could seek government approval to acquire the mansion through a compulsory purchase order, alongside pursuing further legal action.The development has been welcomed by heritage campaigners.Henrietta Billings, director of SAVE Britain’s Heritage, said the organisation welcomed Buckinghamshire Council’s decision to require the current owner to undertake “urgent and overdue repairs” to the historic house.“We urge the owners, who have owned the building for over 25 years, to step up and undertake immediate repairs,” she said. “This exceptional landmark has been neglected for too long.”
Who owns the real Wayne Manor?
Mentmore Towers is owned by Syrian-British businessman Simon Halabi, who purchased the property in 1999 after it had been put up for sale two years earlier.Halabi had ambitious plans for the estate, intending to transform Mentmore Towers into a luxury hotel featuring 171 suites.Those plans became embroiled in a legal battle in 2004 after local resident Jonathan Davey obtained a last-minute injunction at the High Court to stop the proposed development.A judicial review subsequently examined whether the conditions attached to the planning permission had been followed. In March 2005, the High Court ruled that the decision to grant planning permission was “unimpeachable”.However, the proposed luxury hotel never became a reality. Halabi’s property company later ran into financial difficulties amid the collapse of the housing market, and the hotel plans were abandoned.
From Rothschild mansion to Batman’s Wayne Manor

Before Halabi acquired the property, Mentmore Towers had already undergone several changes in its history.In 1992, the previous owners established a country club at the estate, complete with an 18-hole golf course. The club eventually ceased trading in 2015.More recently, company documents filed with Companies House in May reportedly show that Mentmore Towers Ltd, of which Halabi is a director, is a dormant company, meaning it is not currently trading or generating other income such as investments.Despite the uncertainty surrounding its future, Mentmore Towers remains one of Britain’s most recognisable historic estates.

For Batman fans, the property is best known as Wayne Manor in Batman Begins, where it provided the exterior setting for Bruce Wayne’s ancestral home.But its screen history extends well beyond Gotham.Mentmore Towers has featured in The Mummy Returns, Ali G Indahouse and Johnny English, while its grand interiors and distinctive architecture have also appeared in music videos.The mansion was used in Haddaway’s “What Is Love” music video and the Spice Girls’ “Goodbye” video.Now, however, the historic building faces a very real battle far removed from the fictional world of Batman. Unless the necessary repairs, ecological surveys and preservation measures are carried out, the future of the real-life Wayne Manor could ultimately be decided by the authorities.
